Foundation Repair with Concrete Pressed Pilings
The concrete pressed piling is probably the most widely used repair method in the Dallas – Ft. Worth area and was specifically designed for the expansive clay soils that are common to this area.
Time Required to Repair
The average repair job can be completed in just one day. This short installation time gives plants that have to be removed to install the piers a chance of survival.
How The Piers Are Installed
Warranty
NTX Foundation Repair offers a Lifetime transferable warranty on the pressed concrete pilings. It is our intention to permanently stabilize the settlement of the portion of the foundation where piers are installed.
Foundation Repair with Steel Pressed Pilings
The steel pressed pilings can be used in any area where the concrete pressed pilings can be used. They may offer a better solution in areas where the soil is more sandy or where there are thin stringers of harder strata between clay layers. These stringers may cause a “false refusal point” for a concrete piling. The steel piling can penetrate through these shallow stringers.
Time Required to Repair
As with the pressed concrete pilings, the average steel pilings can be completed in one day.
How The Pilings Are Installed
The installation process is the same as the pressed concrete piling except instead of a concrete cylinder, NTX Foundation Repair will press one foot sections of double walled Steel Pipe.
Warranty
NTX Foundation Repair offers a Lifetime transferable warranty on the pressed steel pilings. It is our intention to permanently stabilize the settlement of the portion of the foundation where piers are installed.
The term “Pier & Beam” refers to a foundation that is constructed of treated lumber and elevated atop piers or blocks. A properly constructed pier & beam foundation will have a crawl space with adequate clearance from the ground to the understructure of the house. The beams are generally the largest pieces of lumber and run parallel the length of the house and may be spaced up to 12’ apart depending on the weight of the structure. Perpendicular the wooden beams, are joists. Joists are generally spaced approximately 18” apart. On top of the joists sits the subfloor. The subfloor is at minimum ½” plywood and is the surface which supports the flooring of the house. This wooden “understructure” is elevated and supported by a concrete grade beam, drilled concrete piers, sonotubes, pad & blocks, or some combination of these 4 systems.
Warranty
NTX Foundation Repair offers a 1 year warranty unless stated otherwise on all understructure work including Re-set and Shim, Concrete pads and Wood replacement.
