Frequently Asked Questions
All of our home inspections are complimentary and straightforward. Once you schedule an appointment, one of our Senior Structural Analysts will visit your home to conduct a thorough assessment, detailing the inside and outside and noting all stress points. The inspector will take about 15-20 minutes outside the property to draw the house and then will need access inside for 15-20 minutes to take elevations. The entire evaluation process averages 30 minutes to one hour.
We provide third-party professional engineering reports before and after repairs to confirm and certify the quality of our work on your home.
Our average repair job take one to two days. The time frame for larger projects may be longer.
We ensure minimal damage will come to your landscaping. However, bushes and flowers may need to be replanted. We will do everything possible to ensure plant survival and discuss relocation options with you before we begin working.
As slab foundations settle, they can compromise the plumbing pipes beneath your house. When we repair your foundation, they may need repairs to put them back in place. To ensure your plumbing remains intact, we always recommend having a post lift plumbing test from our third party Master Plumber.
The goal of home foundation repairs is to return your home to its original horizontal position as best as possible while limiting damage to your home. So, it’s possible to close and open cracks during the repair process. The stair-step cracks between exterior bricks, called brick cracks, typically close up when we repair the foundation. This is no guarantee, as each home is different, and other factors that have more to do with the home’s construction may prevent the cracks from closing. You may also see some new small drywall or brick veneer cracks once your foundation is repaired.
Waiting to repair sheetrock cracks will depend on how much your house was lifted. The slab shouldn’t move after it has been lifted, but the walls may need time to adjust to their new position. Our general rule of thumb is to wait 4-6 weeks after we complete our foundation repairs before you move forward with repairs.
Absolutely! Every method we use to conduct repairs is HUD, FHA, and VA approved. When you are ready to sell your home, you must disclose the foundation repairs we have done and show your buyers the third-party professional engineering reports and warranty certificate. Your real estate professional can assist you with this process.
There are several warning signs that a DFW home may need foundation repair. On the exterior, look for stair-step cracks in brick veneer, gaps between the brick and trim, and doors or windows that no longer open and close smoothly. Inside the home, watch for cracks in sheetrock — especially diagonal cracks running from the corners of doors and windows — uneven or sloping floors, and gaps where the walls meet the ceiling. In North Texas, these issues are commonly caused by the region’s expansive clay soils, which shrink during dry periods and expand when wet, putting constant pressure on your foundation. If you notice any of these signs, schedule a free inspection with NTX At Home Solutions. Early detection almost always means a less extensive — and less expensive — repair.
Both concrete and steel pressed pilings are used to repair slab foundations in the DFW Metroplex, but they work best in different soil conditions. Concrete pressed pilings are cylinders that are hydraulically pressed into the ground using a 40-ton ram — they are extremely durable and well-suited for the dense clay soils common throughout Rockwall, Forney, and the surrounding DFW area. Steel pressed pilings use double-walled steel pipe sections and are better suited for homes built on sandy soils, thin layers of hard material between clay strata, or heavier structures where concrete pilings may encounter false refusal points. During your free inspection, our Senior Structural Analyst will assess your soil conditions and recommend the right solution for your specific situation.
In most cases, standard homeowner’s insurance policies do not cover foundation repair caused by soil movement, settling, or the natural expansion and contraction of clay soils — which is the most common cause of foundation issues in North Texas. However, if your foundation damage was caused by a sudden, accidental event such as a plumbing leak or flooding, a portion of the repair may be covered depending on your policy. We recommend contacting your insurance provider to review your specific coverage before your inspection. NTX At Home Solutions provides detailed third-party engineering reports that clearly document the cause and extent of damage, which can be submitted to your insurance company if a claim is applicable.
Every foundation repair completed by NTX At Home Solutions includes a third-party professional engineering report both before and after the work is finished. This means an independent licensed engineer — not just our crew — evaluates and certifies the quality of the repair. You receive this documentation to keep permanently. It can be submitted to your insurance company, shared with a future buyer when you sell your home, or used to verify warranty claims. We also recommend a post-repair plumbing test performed by a third-party Master Plumber to confirm that the foundation lift did not affect any underground pipes. This two-step verification process — engineering report plus plumbing test — is what sets NTX apart from contractors who simply complete the work and move on.
North Texas sits on some of the most challenging soil in the country for home foundations. The region is dominated by expansive clay soils — sometimes called “black gumbo” — that absorb water and swell significantly during wet periods, then shrink and crack during dry spells. This constant cycle of expansion and contraction puts enormous stress on concrete slab foundations, causing them to heave, settle, and crack over time. The problem is compounded by DFW’s variable weather patterns, including drought conditions followed by heavy rainfall, and by the way many homes in the region are built on slabs without deep enough support to reach stable soil. Homes 10 years and older are particularly susceptible. Understanding this is why NTX At Home Solutions conducts thorough on-site assessments — the right repair solution depends on your specific soil conditions, not a one-size-fits-all approach.
