Foundation problems in North Texas, explained

Most of Dallas–Fort Worth sits on Blackland “gumbo” clay that swells when it’s wet and shrinks when it’s dry. That constant push-and-pull lifts and drops your foundation unevenly — which is what cracks brick, sticks doors, and slopes floors. The crack you see is the symptom; the soil movement underneath is the cause.

Signs your foundation is moving
  • Stair-step cracks in exterior brick
  • Diagonal cracks from door & window corners
  • Doors or windows that suddenly stick
  • Floors that feel sloped, dipped, or bouncy
  • Gaps opening between walls and ceiling
  • Drywall cracks that keep coming back
Are foundation cracks serious or just cosmetic?
The issue: cracks in brick or drywall. A hairline crack that never changes can be cosmetic — but cracks that widen, run diagonally from door and window corners, “stair-step” through brick, or keep returning after you patch them are signs of active movement. The cause: the slab is shifting as the clay soil swells and shrinks. The fix: a free root-cause inspection measures what’s actually happening; catching it early (drainage, stabilization, or piers) is far cheaper than waiting.
Why does my door suddenly stick or won’t close?
The issue: doors or windows that used to work now stick or won’t latch. The cause: as the foundation rises or settles, it racks the door frame out of square — the door hasn’t changed, the house around it has. The fix: we measure the floor’s elevation and level/stabilize the foundation. Planing the door only hides the symptom while the movement continues.
Why is this happening to my house in North Texas?
The cause: most of DFW sits on expansive Blackland clay. Summer droughts pull the soil away from your foundation; heavy rain slams it back. That push-and-pull moves different parts of the slab at different rates. The fix: control soil moisture around the home (proper drainage and consistent watering) and stabilize the areas that have already settled.
Does homeowners insurance cover foundation repair?
Usually no. Standard policies treat soil movement and settling as maintenance, not a covered peril. That’s the honest answer — and it’s why we offer financing with monthly payments as low as $75/mo, so the fix is affordable without an insurance claim.
How much does foundation repair cost, and how fast can you come out?
It depends on the cause and how far it’s gone — which is exactly what your free inspection pins down. Many repairs are smaller than homeowners fear, and financing is available. A specialist typically gets out within a day or two, and the inspection is free with no obligation. Waiting is what gets expensive — a $5,000 problem can become a $20,000 one in a few years.

Blair was very professional very knowledgeable. Explained everything about the house and what was wrong with it. I appreciate it that he came out and did what he did. I would recommend him if you needed an inspector for any of that situation.

I was very happy with NTX At Home Solutions. They quoted me a very fair price for the amount of work that was needed. The crew arrived on time, worked quickly, and cleaned up thoroughly when they were finished. Over the years, there was a hill that had sunken down on one side of my house, and the crew used the removed dirt from under the house, and rebuilt the hill. My uneven foundation was raised over 2 inches, and my interior cracks are gone. I’d recommend them to anyone needing great work done at a fair price!

I HIGHLY recommend NTX, not only for the very affordable cost. Everyone associated with my repairs, from office to crew, were amazing at walking me through EVERY procedure (and I had lots of questions, LOL). The guys who did the repairs explained the creaks, bangs and noises that would occur. The work was completed in one day and cleaned amazingly.

After getting multiple estimates from other companies I chose NTX not only for the responsible price but what I felt like was a detailed scope of work to be done at my home. I was emailed the elevations that were taken before work was done and after the job was complete a plumber came out to provide me with a final inspection and an engineering company gave me a final with new elevations. The crew was quick and respectful of my property while doing the work and put everything back together before leaving. I feel like I made the right choice with NTX and my foundation issues are hopefully behind me.

Outstanding work and pricing was lower then other contractors. I was a little worried at first but attitude changed once the work was completed. I recently had them return to do additional work and still did an outstanding job!! Oliver's
